Primary Responsibilities:

  • Act as support for sales department inquiries from prospective clients
  • Perform custom sales and design center pricing
  • Creation of change orders for sales for appliance, low voltage, & blind upgrades
  • Perform A/C pricing when required
  • Complete budget and PO issuance process
  • Act as support for site team, drafting, design, trades, and suppliers before and during construction process
  • Field PO Issuance
  • Review, investigation, and coding of variance invoices
  • Perform system pricing and option updates
  • Other duties as assigned

Qualities & Qualifications:

  • 4-year university degree
  • 1-3 Years of Experience in single family residential construction
  • Strong team player
  • Excellent Communication Skills (verbal & written)
  • Strong work ethic
  • Valid driver’s license

We are currently hiring for a Property/Leasing Manager

This is a new position and will offer the right candidate an opportunity to “build” on the existing responsibilities and create a fulfilling and challenging opportunity.

Position Overview

The Property / Leasing Manager will be responsible for the growth, management and maintenance of Trico Property Management Inc.'s real estate development and properties. This individual will also provide professional expertise and monitoring performance to ensure all Trico Property Management Inc.'s property goals and objectives are achieved within scheduled timelines and budgets. Additional responsibilities include detailed report preparation and presentation, liaising with all real estate development and property personnel and managing inquiries from all stakeholders. This role further requires the Property / Leasing Manager to be an effective time manager, possess a keen attention to detail and interact with the public at large. Other duties, relevant to the position, will be assigned as necessary. The Property / Leasing Manager shall protect, maintain and improve the value of the owner’s commercial real estate assets. The Property Manager understands customer needs as well as the requirements for financial return on each property.

Responsibilities

  • Direct and manage Trico Property Management Inc. properties.
  • Develop, review and manage all leases, agreements and contracts.
  • Contribute to real estate development and property management leasing strategies.
  • Develop, manage and review all project and location budgets to ensure accuracy and adherence.
  • Maintain sustainable relationships with all real estate and property personnel.
  • Review current and previous leases, agreements, and contracts to determine areas of growth and development.
  • Manage negotiations through completion and follow-up of all lease related issues.
  • Coordinate and conduct meetings and events, where appropriate, to ensure proficient operation and promotion of all Trico Property Management Inc. properties.
  • Manage all administrative processes.
  • Ensure efficient use of all property materials.
  • Remain current with industry best practices and legislative requirements.
  • Act as a liaison between the owner, tenants and potential tenants.
  • Demonstrate and promote client driven attitude with all customer and public communications.
  • Other duties as may be assigned.

Qualifications & Experience

  • A degree in business administration, real estate finance or related field.
  • Minimum of 5 years of experience in property operations.
  • Minimum of 5 years of commercial property management required.
  • Minimum of 5 years of experience in b-to-b customer relationship management.
  • Must have good knowledge of commercial real estate including a broad understanding of finance, leasing, legal, and marketing, construction, and the tenant relations requirements of managing a retail property.
  • Valid driver’s license and good driving record required.
  • Ability to understand and carry out industry specific written and oral direction.
  • Prior managerial experience required.
  • Effective communication skills with individuals at all levels of the organization.
  • Effective written and verbal communication skills as well as presentation skills.
  • A well-defined sense of diplomacy, including solid negotiation, conflict resolution, and people management skills.
  • Strong negotiation skills and understanding of vendor relations including quotation and ordering process.
  • Highly flexible, with solid interpersonal skills that allow one to work effectively in a diverse working environment.
  • Computer literacy, including effective working skills of MS Word, Excel, PowerPoint and e-mail required.
  • Able to build and maintain lasting relationships with corporate departments, key business partners, and customers.
  • Ability to follow through and complete overlapping projects.
  • High degree of resourcefulness, flexibility, and adaptability.

We are currently recruiting for a Site Assistant with potential!

This is a full time, permanent position.

Position Overview

We are looking for a Site Assistant who has the drive and potential to grow into a Site Supervisor. Reporting directly to the Site Supervisor, the Site Assistant is responsible for assisting with various aspects of project management on worksites, including aiding to ensure compliance with design, project specifications, regulations, and timelines and safety codes. The incumbent will aid with the development of project specifications assisting in developing and maintaining construction and production schedule. The Site Assistant must advise the Site Supervisor of any potential problems, work interferences, and scheduling difficulties and work together to attempt to resolve any issues.

Job Duties

  • Aid in overseeing residential construction sites to ensure compliance with design, project specifications, regulations and safety codes
  • Plan, implement and monitor construction plans alongside the Site Supervisor
  • Aid in the management of construction site startup
  • Ensure that safe work practices and procedures are being followed onsite at all times
  • Aid in the coordination and direction of all construction workers on worksites
  • Ensure accurate and timely project close date; help to adjust working schedules to ensure deadlines are met
  • Work alongside the Site Supervisor to resolve any constructional issues that may arise
  • Help the Site Supervisor with jobsite administration duties such as timesheet completion for works and any daily logs that need to be maintained
  • Ensure proper manpower levels are available onsite each day to ensure constructional completion
  • Ensure proper materials and quantities of materials are onsite prior to daily work commencing
  • Participate in project meetings with internal and external parties to monitor and report on progression of building
  • Aid in the supervision of workers onsite
  • Help with the development, monitoring and overseeing quality control measures on worksites
  • Suggest ideas for cost effective alternative measures to improve financial performance on projects
  • Ensure building inspections are completed periodically throughout the construction phases to ensure buildings meet specifications of clients
  • Any other duties as required

Requirements

  • Post-secondary degree in a construction related area of study
  • Minimum of 5 years of direct work experience working in residential construction
  • Previous experience overseeing construction worksites would be considered an asset
  • Ability to read blueprints, schematics, field drawings and plans
  • A solid understanding of all residential construction trades and construction techniques
  • Effectiveness in the areas of construction safety and productivity
  • Knowledge of local, provincial and federal workplace compliance regulations, ordinances and legislation in relation to the construction industry, specifically residential construction
  • Commitment to working in a team environment, with established team building abilities
  • Strong communication, integration, problem-solving and interpersonal skills
  • Strong dedication to health and safety in the workplace
  • Results-oriented with the ability to interpret and effectively manage multiple and competing priorities and timelines
  • Understanding fundamentals of contracts and experience working with contractors
  • Knowledge of OH&S regulations and related residential building codes
  • Demonstrated success in project delivery and execution of project management methods
  • Ability to effectively communicate with all types of staff, including laborers, technical, professional, and upper management
