If you entered into a purchase agreement on or after March 20, 2025 and before 2031, you may be eligible for this government rebate when buying a qualifying new home as your primary residence.
This is a federal government program administered by the Canada Revenue Agency, not a Trico Homes rebate.

What Is the First-Time Homebuyer GST Rebate?
A little help toward your first new home
The First-Time Homebuyer GST Rebate is a federal government program that credits the GST, or the federal portion of HST, for eligible first-time homebuyers purchasing a new home.
For qualifying buyers, the home must be used as their primary place of residence and they must be the first person to occupy the home.
This program may apply to eligible new homes purchased from a builder, including detached homes, semi-detached homes, townhomes, and condominiums.
Showhome leasebacks are not eligible at this time.
Who Can Qualify?
You could be eligible for the GST Rebate
Eligibility depends on your personal situation, the home you’re buying, and key timing requirements. To qualify, the buyer must meet the required conditions when ownership of the home is transferred:
Homebuyer Check-list
You may qualify if:
- You are at least 18 years old
- You are a Canadian citizen or permanent resident
- You can provide your Social Insurance Number
- You, your spouse, or your common-law partner have not previously received this rebate
- You are buying the home as your primary residence
- You will be the first person to occupy the home
- You have not lived in a home owned by you, your spouse, or your common-law partner in the current calendar year or the last four calendar years
- You are not purchasing the home through a corporation, partnership, or other non-individual entity
IMPORTANT NOTE:
A valid permanent resident card is required for permanent residents. Work permits do not qualify.
Timing Requirements
Important Timeline Restrictions
To be considered for the rebate, your purchase and home completion timelines need to meet the program requirements.
- You must enter into the purchase agreement on or after March 20, 2025 and before 2031
- Construction must begin before 2031
- The home must be substantially completed before 2036
- Ownership must be transferred before 2036

Key points to remember
This rebate is designed for individual first-time homebuyers. It is not available to corporations, partnerships, or other non-individual entities.
KEY POINTS:- If two or more individuals buy the home together, at least one buyer must be a first-time homebuyer.
- The person claiming the rebate must be a first-time homebuyer.
- A buyer cannot receive the rebate if they, their spouse, or their common-law partner previously applied for and were entitled to the rebate.
- Adding or removing someone from title may affect eligibility.
- Ownership of a home anywhere in the world may impact eligibility.

If you qualify, Trico will help make the rebate process clear and straightforward.

Step 1: Complete the required form
Use Form GST190, GST/HST New Housing Rebate Application for Houses Purchased from a Builder, available on Canada.ca. Both the purchaser and builder must sign the form. -
Step 2: Trico credits the rebate
Trico can credit the rebate to you and submit it to the CRA. -
Step 3: Or apply directly
You may also apply directly through the CRA using your My CRA Account or by mail.
Important timing note:
In general, buyers have two years from the day ownership is transferred to claim the rebate.

Will Trico Homes be changing pricing because of this rebate?
No. Trico will be keeping current pricing. This is a government program and does not affect Trico’s builder pricing.
Is this a builder rebate?
No. This is a federal government program administered by the Canada Revenue Agency. It is not a Trico Homes rebate or builder discount.
Can I cancel a purchase agreement dated before March 20, 2025 and write a new one to qualify?
No. If a buyer cancels an agreement dated before March 20, 2025 and writes a new agreement to try to qualify, the CRA may disqualify them. This may be considered an attempt to avoid the intent of the program.
Are there other GST-related rebates available?
Yes. There are currently two GST-related programs:
- Existing GST/HST New Housing Rebate
- For homes priced under $450,000, offering a partial GST refund. First-Time Homebuyer GST Rebate
For eligible first-time buyers purchasing qualifying new homes up to $1.5 million, with a full rebate available up to $1 million and a phased-out rebate between $1 million and $1.5 million.
What else could impact eligibility?
Several factors may impact eligibility, including previous home ownership anywhere in the world, changes to the names on title, and whether the home will be your primary residence.
Do showhome leasebacks qualify?
No. Showhome leasebacks do not qualify as part of this program.
Who confirms whether I qualify?
Final eligibility is determined by the CRA. Trico can help guide you through the process, but buyers are responsible for confirming they meet all program requirements.
